Is there a minimum length of time to list with us?

Yes, 9-12 months is the minimum length of time that is required for us to take on your property as a holiday home short-term rental.

What cleaning is covered?

A standard professional clean of a property is included as part of Welcome Ready’s pricing strategy. Our team will professionally clean after each guest stay removing all signs of a previous guest. They will strip and re-make beds with hotel quality linen and provide fresh bath towels, hand towels, floor towels and pool towels if your home has a pool ready of the next incoming guests.

What isn’t included in the guest clean fee?

What isn’t included in our service fee are spring cleans, deep cleans when required or additional items like outdoor areas, furniture & carpet cleaning and windows for example. We will discuss in detail when you join with Welcome Ready how we structure the clean fee, and when and if any additional cleaning might be scheduled and needed. If you choose to provide your own bedding in bedrooms such as doona/duvet covers and decorative cushions, these items would be cleaned and charged as needed..

What extra charges do I have to pay for?

Owners are not typically charged for standard clean & linens. There will be spring cleaning charges over the year as spring cleans are performed on your property. Additional cleaning like window cleaning, upholstery & carpet cleaning etc is also completed a couple of times a year and is payable by the owner. When you sign up with us you will be provided with a complete list of amenities we supply for guests during their stay. We have a standard low set fee to cover amenities used by guests. There will be things from time to time that you will need to pay for, these might include replacement items for your property like kitchen utensils or batteries for remotes for example. Items that are worn or broken and we feel they need replacing.

How is maintenance managed and paid for?

All our properties must be kept maintained and up to our high standard. If you have pool or lawn maintenance providers that you prefer working with we are completely happy to work with these people to keep your property maintained. We simply ask that they liaise with us to ensure we can manage your property’s maintenance appropriate to seasonal demands and guest check-ins. Wherever possible we like to ensure a guests privacy during their stay and this includes not disrupting a stay due to yard maintenance (wherever practical and possible).

Our preferred contractors for maintenance are also available and we can manage the entire process on your behalf, paying for your maintenance costs out of your revenue or you can pay these directly with the suppliers.

Is managing an Airbnb that different?

Airbnb management is very different to holiday property management. Airbnb started out as hosting inside your home, a really very personal experience when paired against the conventional holiday let method. Airbnb morphed into the global accommodation network we know and love today but with that came the drive for them to retain that unique experience and host-home feel, that attracted guests to Airbnb in the first place. Meaning, unlike with other platforms you simply can’t list on Airbnb as an agent and expect your listing to sell. We understand what makes an Airbnb listing successful, and what a guest experience needs to be, and we ensure that all our Airbnb properties are treated as our own personal space, with the same care and attention we would give our own investment. We have spent years researching and developing our unique metrics that enable our listings to be atop the list when a user searches for an Airbnb listing, which is why our listings are some of the most successful!

What hosting channels do we advertise on?

We advertise through Airbnb, Booking.com, Stayz, Homeaway, Expedia, Wotif, Lastminute.com, Trivago, Hotels Combined, Agoda, Google Holiday Homes, Marriott Homes and Villas and many others. Your listing may be published through some or all of these channels depending upon the goal for your property, the return on investment you wish to achieve along with occupancy, and how much time you personally spend in your property.
